PM Awas Yojana 2026: A major affordable housing push is set to take shape in Lucknow, with the Lucknow Development Authority (LDA) planning 2,640 flats across two large residential projects. The developments are proposed under the Anant Nagar and Sharda Nagar Extension schemes, with a portion of the homes to be built under the Pradhan Mantri Awas Yojana (PMAY).
The two projects have reportedly received approval at a meeting chaired by the Uttar Pradesh Chief Secretary. The next major step will involve moving ahead with land pooling and other development-related processes.
Apart from affordable 1BHK units for eligible PMAY beneficiaries, the projects are also expected to offer two-bedroom homes aimed at middle-income buyers.
PMAY 1BHK Flat May Cost Around ₹8.99 Lakh
One of the biggest attractions of the proposed housing projects is the price of the PMAY units.
According to the project details, a 1BHK flat under PM Awas Yojana is expected to cost around ₹8.99 lakh.
Eligible beneficiaries may also receive government assistance subject to the applicable PMAY rules, category and eligibility conditions. Buyers should therefore verify the subsidy available to them when the official booking process begins rather than assuming that every applicant will receive the maximum benefit.
Where Will the 2,640 Flats Be Built?
The proposed flats will be divided between two major residential developments in Lucknow.
| Project | Location | Total Flats | Building |
|---|---|---|---|
| Aditya Apartment | Anant Nagar | 1,392 | 14 storeys |
| Bageshwari Apartment | Sharda Nagar Extension | 1,248 | 12 storeys |
| Total | Lucknow | 2,640 | — |
The developments are intended to accommodate both PMAY beneficiaries and middle-income households.
1,248 Flats Planned at Bageshwari Apartment
The Bageshwari Apartment project is proposed under the Sharda Nagar Extension scheme near PGI.
The 12-storey residential development is expected to have 1,248 flats.
Of these, 312 homes are proposed under PM Awas Yojana, while the remaining 936 units will be two-bedroom flats.
The PMAY homes are expected to be priced at approximately ₹8.99 lakh, while the two-bedroom units are proposed at around ₹34.82 lakh.
These prices should be treated as proposed project figures until detailed allotment and booking terms are formally released.
Aditya Apartment to Have 1,392 Flats
The second major development, Aditya Apartment, is proposed in the Anant Nagar residential scheme.
The project is expected to be a 14-storey development comprising 1,392 flats.
The authorities plan to develop supporting infrastructure alongside the housing units so that residents have access to essential facilities within or close to the residential complex.
Health Centre, Anganwadi, Shops and ATM Planned
The new residential areas are being planned as integrated neighbourhoods rather than standalone apartment blocks.
Proposed amenities include a health centre, Anganwadi centre, community centre, grocery stores, medical shops, milk booths and ATM facilities.
The objective is to make basic services and everyday necessities easily accessible to residents.
Land Pooling Process to Begin
Land pooling will be an important component of the broader housing development.
According to the project details, authorities are preparing to arrange around 4,500 acres of land for the two large residential schemes. Discussions with farmers in the Mohanlalganj area have already taken place, including talks related to land valuation.
The process is expected to move forward under the applicable land-pooling framework after completing consultations and other procedural requirements.
Land to Be Taken With Farmers' Consent
The proposed approach involves obtaining land with the consent of participating farmers rather than simply moving directly to development.
Authorities will need to complete discussions regarding land value and other conditions before the land-pooling process can proceed.
This is significant because the availability of land will ultimately determine the pace at which the broader residential schemes and their supporting infrastructure can be developed.
Roads, Flyovers and Underpasses Also Planned
The housing initiative extends beyond construction of apartment buildings.
The broader development plan reportedly includes four-lane roads, while important arterial routes may be developed with six lanes to accommodate higher traffic volumes.
Flyovers and underpasses could also be constructed wherever required to improve connectivity and reduce congestion.
Better road infrastructure could become particularly important if these residential areas eventually accommodate a large population.
Housing Development Could Benefit Around 2 Lakh People
The larger development associated with the approximately 4,500-acre land-pooling exercise is expected to have the capacity to provide housing opportunities for more than two lakh people over time.
Apart from residential buildings, the proposed townships are expected to include educational and healthcare facilities, commercial areas, local markets and other urban infrastructure.
This means the project is much larger in scope than the immediate construction of the 2,640 announced flats.
Who Could Benefit From the ₹8.99 Lakh PMAY Flats?
The affordable units will be linked to the eligibility requirements applicable under the Pradhan Mantri Awas Yojana.
Prospective buyers should wait for LDA's official allotment or registration notification to confirm eligibility criteria, income limits, documents required, application dates, payment schedule, subsidy provisions and possession timeline.
An applicant should not assume that the ₹8.99 lakh units are available for unrestricted purchase merely because they are part of the project.
What Homebuyers Should Watch Next
The approval is an important step, but several stages remain before prospective buyers can actually secure a flat. Land pooling and project implementation will need to progress, followed by detailed notifications on registration and allotment.
Once the authorities release the official booking schedule, interested applicants should check the final price, PMAY eligibility, applicable subsidy, flat specifications, payment plan and possession schedule.
For eligible lower-income households, the proposed ₹8.99 lakh 1BHK homes could provide a relatively affordable route to home ownership in Lucknow. At the same time, the proposed ₹34.82 lakh two-bedroom units would broaden the projects' appeal to middle-income families.
